When should I request a home inspection?

If you are purchasing a home you should request the inspection as soon as the offer is accepted.  If you are thinking of selling your home you will want to have the inspection done before you list the home.  On either occasion you may want to consult with your agent.

How can I schedule a home inspection?

What happens if problems are found?

More than likely there will be some concerns with the home.  Even newly constructed homes usually have problems.  This does not mean that you should not buy the home.  This is why you want an inspection. Once the concerns are uncovered you can work with your agent on how to proceed in the buying or selling process.  The home inspection is to educate you on what is going on with the home so you can make informed decisions.

How long does a home inspection take?

This of course will vary with the size, age and condition of what all needs to be inspected.  Just as an example, a 2500 sq/ft home typically takes about 3.5 to 4 hours.  Regardless, we will spend whatever time is necessary to make sure the home is inspected properly.

Shoud you attend the inspection?

You are more than welcome to atttend the inspection.  I will say though that we want to focus on doing the inspection properly so once we have completed the inspection we will review with you our findings and go over what you will see in the inspection report. So if you are unable to attend the entire inspection we highly recommend getting there at the end so we can review.  We feel it is best to show you what is going on with the home.

Are you available for questions even after the closing?

YES, we take great pride in being availible to answer any questions you may have.  In our view, the most important part of the entire process is communication.

Who gets a copy of the inspection report?

The report belongs to you.  With your permission we can send a copy to your agent.  We recommend you consult with your agent after reveiwing the report.

Are you insured?

YES.  KDI Home Inspections is FULLY INSURED for both Errors & Omissions and Liability.
