When Do You Need An Inspection?
You need an Inspection anytime your are buying or selling any Home or Investment Property!

Pre-Sale Inspections: Know what concerns you may need to address before you spend a lot of time and effort in the sale of your home.
Buyer Inspections: One of the biggest investments you can make is to purchase a home. You need to be educated on the home in order to make informed decisions during the buying process.
Multiunit/Investment Property: Most Investment and Rental property are not always well maintained. Tenants don't always make the best caretakers of the property. Make sure to have an inspection done before you buy or sell. We also recommend periodic inspections between tenants. Sometimes you do not know what a tenant may have done to your property.
New Construction: Most folks feel that with a brand new home there would be nothing to be concerned about. We highly recommend you have your new construction inspected. Sometimes builders will get in a hurray to complete construction before closing and we know what happens when you get in a hurry. Too may times have we seen concerns arise out of what the contractor did not take care of prior to closing. In fact, many builders welcome the inspection so they know what they may need to take care while they may still have subcontractors on site.
Condo's: Eventhough most condo associations are responsible for the outside structure, you are still responsible for the inside. If you are purchasing a condo, you need to do your homework, have it inspected.
Home Warranty: Before you renew your home warranty or before it expires you want to have your home inspected. The inspection may uncover problems that may be covered under your home warranty. FYI, if we do your original purchase inspection we will give you 10% off your Warranty Inspection.
What Is Covered In The Inspection?
1. Structural Systems-Foundation, grading and drainage, roof covering materials, roof structure and attic, walls(interior & exterior), ceilings and floors, windows, stairways(interior & exterior), fireplace/chimney, porches, balconies, decks, carports, driveways and walkways
2. Electrical Systems-Service entrance and panels, branch circuits, outlets and switches
3. Heating, Ventilation and Air Conditioning Systems-Heating equipment, cooling equipment, duct systems, chases and vents
4. Plumbing- Water supply system and fixtures, water service, kitchen, laundry/utility room, bathrooms, exterior hose bibs, drains, wastes, vents, water heating equipment, hydro massage therapy equipment
5. Appliances-Dishwasher, food waste disposal, range exhaust vent, ranges, cooktops, ovens, microwave, trash compactor, mechanical exhaust fans and bathroom heaters, garage door operators, doorbell, dryer vents
YOU WILL RECEIVE A DETAILED REPORT INCLUDING DIGITAL PHOTOS EMAILED TO YOU UPON COMPLETION
KDI currently does not perform Pool & Spa, Mold, Radon, Termite(WDI) or Septic inspections. Since we focus on the home we feel that since there would be an additonal charge anyway that you should pay someone who specifically performs these inspections on a daily basis AS THEIR SPECIALTY. We will be happy to assist in coordinating these inspections at your request.
